FAQ

Frequently asked
questions.

Answers to the most common questions about our services, assessments, and how we work.

General

What areas do you cover?

England-wide. We have accredited assessors and vetted contractors across England.

How quickly can you book an assessment?

Most assessments can be booked within 48 hours. For urgent compliance deadlines, call us directly and we'll do our best to accommodate same-week availability.

Do you work with residential and commercial clients?

Yes, we work across domestic, commercial, and public sector properties of all sizes.

Are your assessors accredited?

Yes. All assessments are carried out by fully accredited professionals and lodged on official government registers where required.

Do you provide written quotes?

Always. We confirm pricing in writing before any work begins. No surprises.

Energy Compliance

How long is an EPC valid for?

10 years for both domestic and commercial EPCs, unless significant energy-related works have been carried out.

Who needs a Display Energy Certificate?

Public buildings over 250m² occupied by a public authority. Required annually for buildings over 1,000m², and every 10 years for buildings between 250–1,000m².

Does my building need a TM44 inspection?

If your building has air conditioning systems with a combined output exceeding 12kW, yes, inspections are required every five years.

What is MEES?

Minimum Energy Efficiency Standards: legislation requiring rental properties to meet a minimum EPC rating. The minimum is E for most lettings today. Domestic rented homes must reach EPC C by 1 October 2030, and larger commercial buildings (over 1,000m²) are set to require EPC B by 2031.

Does ESOS apply to my organisation?

ESOS applies to large UK undertakings, broadly 250+ employees or £44m+ turnover and £38m+ balance sheet. Get in touch and we'll confirm your eligibility for free.

Surveys & Inspections

What is the difference between a building survey and a valuation?

A valuation confirms a property's market value for mortgage purposes. A building survey assesses its physical condition. They serve completely different purposes, a valuation will not identify structural issues.

How long does a pre-purchase survey take?

Between 2 and 6 hours on site depending on property size, type, and condition. Your written report is delivered within 5 working days of the visit.

Can you identify the source of damp without invasive investigation?

In most cases, yes. We use moisture meters and thermal imaging to trace damp sources accurately without causing damage.

Retrofit & Works

What is PAS 2035?

The UK standard framework for domestic retrofit. Mandatory for any retrofit work funded through government schemes including ECO4. It ensures improvements are designed and installed to a consistent, safe standard.

Are there grants available for heat pumps?

Yes, the Boiler Upgrade Scheme currently offers up to £7,500 toward air source heat pump installation for eligible properties.

Can you help access funding for improvement works?

Yes, we advise on ECO4, the Boiler Upgrade Scheme, PSDS, and other available funding as part of our retrofit and sustainability services.
