EPC Improvement
Plans
A prioritised route from the rating you have to the rating you need. We model the measures that move your property up the scale, rank them, and give you a brief a contractor can price. Advisory only: we do not carry out works.
- Advisory we specify, you appoint
- Ranked measures by bands gained
- Re-assessed new EPC after the works
Who needs this?
Landlords with D to G rated homes facing the EPC C requirement by 2030
Commercial owners whose F or G rated buildings cannot legally be let
Agents and asset managers who need a brief to hand to contractors
Anyone whose EPC recommendation report is too generic to act on
What's involved
- Review your current EPC and the data behind it
- Verify fabric, heating and lighting by site visit or desktop review
- Model candidate measures and the rating each one achieves
- Rank the measures by the bands they gain and write the plan
The deadline
EPC C
Domestic rented homes must reach EPC C by 1 October 2030, and larger commercial buildings (over 1,000m²) are set to require EPC B by 2031. A property at D or E today has a route to get there; the plan shows it.
Every measure is ranked by the bands it gains, so you spend effort where it moves the rating.
What you get
-
Target-rating pathway
The route from your current band to the one you need, showing which measures get you there and which do not.

-

A brief listing the measures to price, written so your contractors can quote against the same specification.
-
Re-assessment and new EPC
Once the works are done, an accredited assessor re-assesses the property and lodges the updated certificate.

Frequently asked questions
Do you carry out the works?
No. We specify the measures, you appoint your own contractors, and we re-assess the property once the work is complete. That keeps our advice independent of who does the installation.
Is the target rating guaranteed?
No. The plan is modelled using the approved methodology, but the final EPC depends on what is actually installed and the evidence available on the day of the re-assessment.
Can you produce a plan without visiting the property?
Sometimes. Where the existing EPC is recent and its input data is reliable we can work from that. Where it is older, or the property has changed, a site visit gives a more dependable result.
What if the property cannot reach the target?
We say so. The plan sets out how far the property can realistically go, and explains the exemption routes that may apply and the evidence each one needs.
Do you estimate what the works will cost?
No. We list the measures for your contractors to price. Costs vary with the property, the contractor and the market, so a priced quote from the people who will do the work is more useful than an estimate from us.
