How much does an EPC cost?

Domestic EPCs start from £75 + VAT. Commercial EPCs start from £150 + VAT for smaller premises, rising with the size and complexity of the building. We confirm a fixed price in writing before booking, no hidden extras.

How long does an EPC assessment take?

The visit itself takes anywhere from 45 minutes to 3 hours depending on the scale and complexity of the property. Your certificate is issued within 24 hours of the assessment and lodged on the government register the same day.

Do I need an EPC to sell or rent my property?

Yes. A valid EPC is a legal requirement whenever a property is built, sold or let in England and Wales. It must be commissioned before the property goes on the market and made available to prospective buyers or tenants.

What happens if I don't have an EPC?

Marketing a property without a valid EPC can result in Trading Standards penalties, and letting a property below the minimum rating breaches MEES regulations, which carry separate and larger fines. It also delays sales and lets. Solicitors and agents will ask for it.

What EPC rating do I need to let a property?

Rented properties currently need a minimum rating of E under MEES regulations. Domestic rented homes must reach EPC C by 1 October 2030, so if your property sits at D or E it is worth planning improvements now.

How long is an EPC valid?

10 years unless significant works have been carried out that affect the energy rating of the property.

Do I need a new EPC if I've done renovations?

Only if the works affect the energy rating. We'll advise you after a quick conversation about what was done.
