Which buildings need a TM44 inspection?
Any building where the combined cooling output of air conditioning systems exceeds 12kW requires a TM44 inspection. This threshold is easier to reach than most people assume: two or three split-system units in a medium-sized office can exceed it. What does the inspection involve?

Within a few working days you receive a TM44 report and certificate, lodged on the government’s Landmark Register.

Implementing even basic recommendations (correcting control schedules, improving set points) can reduce cooling energy costs by 10–30%.
What are the penalties for non-compliance?
Current fines stand at £300 per building for failing to have a valid TM44 certificate. Proposed changes would increase this to £800, with an additional £200 for unresolved non-compliance. Enforcement by Trading Standards is increasing.
